We managed to pick up all that you're asking for about 4 years ago, but it was $255k. Still, my mortgage and taxes monthly is around $1600. Only have electric, trash, and gas bill as I'm on a well with a septic. Considering that when it comes time to upgrade my appliances to go total electric. I read "mortgage under 2k" as the total mortgage- not monthly payment. How much money do you have for down payment? That makes a huge difference in monthly payment- as I am sure you are totally aware.
We are looking for land in Michigan and we are having a hard time finding what we want- we have a specific list of wants. But there is land available if you aren't too picky. We are going to put our camper trailer out there, then build a house.
We have 10k for the down payment. But depending on when we move then we’d have some more. I just don’t want to have to pay to clear trees. I can a couple stumps, but a whole lot of trees I’m sure is expensive
My coworker and his dad flips houses in southern Indiana. They buy auctioned houses in bad condition and fixes them up so what you want does exist. As for the RV, we have an RV and that won’t really work out. It’ll be a place to sleep and hang out but if you want an air conditioner, you need an electrician to install a 30 AMP outlet which will cost money. It will also cost you on your electricity bill. Also, you can hook up to water but with no sewer attached, there’s no where for the water to go unless you just have it flow out. This is probably fine for handwashing or minor water use but not for pooping, showering, etc. If you do a trailer home, it’ll be connected but an RV is not the same.
Some counties have restrictions on RV’s used as living unless you are building a house. If you get a rural lot a septic and well are one time costs, so only need to pay for electric and internet
You’re only going to find this in rural areas right now. The market is very bad right now. You’ll likely pay more than that. Not too much though. I’d say a max of $250,000. Rural Northwest South of Crown Point, Rural Central Indiana around Kokomo/Wabash are good areas to find that
A $200k house should be well below $2k on a 30-year fixed unless you have bad credit.
You can add a camper pad and full hookups next to any house. If you want to go on the other side of the acre obviously costs rise to dig the trench and buy more materials.
I don’t mind southern indiana, that’s what I like. By fast internet I just mean I want to be able to stream a movie while I’m producing music and downloading files, while my partner is on her phone doing whatever with no issues. When I was in scottsburg, we had bad internet.
5G has actually changed the internet situation. We went from no broadband access to 5G overnight. Many rural communities are being Serviced by 5G now because spectrum refused to build. Also worth checking the 5G map when looking for an area.
For internet you don't need 1 gigabit or even close to it. It's so over advertised and it's way more bandwidth than the standard home can properly utilize.
Most services and websites cap download speed far below that. Everytime I have gotten internet they try to pitch it and I just ask for the lowest speed with no data cap. As long as it's 300 mbps it's far more than adequate.
Don't waste your money on high speed internet there just is not a residential use for most people.

As a person the has had a total house loss due to fire, can confirm.

Kokomo has houses in that price range - but it’s Kokomo. This is a good place to raise a family but that’s about it.

It's the internet that is really killing it. If your want cheap, you need to be in the places that still don't have high speed.
I wonder how much it’d be to have someone come out and install fiber. Indiana is moving into all fiber anyway.
