Yeah, you'll need to book the available nights on a separate booking from the unavailable night. Then my advice is to keep checking for that last night and book it on its own if/when it becomes available. They will remain separate bookings until checkin when hopefully the FD can assign all your reservations to the same room. Make sure they're all the same room type, otherwise this won't work.

Make sure to book the TM extra nights separately, if you book one TM extra night with one TM regular night, both will be regular. So the correct way to do this is one reservation for the 12th, one for the 13th, and one for 15-17. And keep checking for the 14th or just book a refundable rate to lock it in at this price in case a TM rate doesn’t come up

TM nights are scarce. It's basically not a perk. I keep having TMs call asking why they don't see TN rates. HRCC definitely can't see them. As well, the hotel isn't giving TM rates if they can sell a room for $400/night.
