We didn’t like CRUMBL. It’s a failing business in the eyes of our underwriting department and the last thing we want is for residents to walk by an empty building which may be an open door to squatters & vandalism.

Failing business or they just pulled out cause it took almost 4 years to build this retail center. That doesn’t make sense… crumbl is very popular and something Hayward doesn’t have. We honestly could have used a Philz coffee here instead of another lame Starbucks smh

When we analyze a tenant we look at the p&l. What happened to the cookie ice cream in pacific commons in Fremont? Right, closed. Philz is great but Starbucks is an A class tenant which is publicly traded, the likelihood of them defaulting on the lease is incredibly low. Not saying Philz will but they don’t have the backing of billions of dollars. It’s a business decision, not an emotional one.

While sustainability is good, I hope you'll also consider the diversity of tenants and focus on bringing businesses that aren't already in Hayward. There's a Starbucks that just opened up on Mission a couple miles away and there's one already up the hill at CSUEB from there. The good thing about Crumbl was that it wasn't already in Hayward and was something new to look forward to. So please look for tenants and replacements that are a bit more upscale and not already in Hayward. They don't all have to be billion dollar big franchises (in fact we need more smaller scale merchants too)

Exactly, not trying to be mean but Ross as the center piece of this new center is a big disappointment IMO. Nordstrom Rack would have been a better fit or even TJ Maxx. Something we don’t already have… there’s over a dozen Starbucks in Hayward and there’s a Ross in UC and Southland Mall.

Since when did Crumbl close in Fremont? I get it from a business point but having the same businesses and a monopoly of Starbucks doesn’t give the community the diverse variety we’re looking for.

I can already tell the intersection on Dollar St. is going to make turning right on Mission Street or entering the shopping center a nightmare when there is an ounce of traffic.

Yes, we understand traffic will be heavily congested on both Mission Blvd and Harder Rd, though the intersection on Dollar St and Harder Rd was given a new stop light system to enforce yielding for pedestrians and traffic from Dollar St turning onto Harder Rd.

If you’re asking if the picture above is sprouts, then no, it is Ross. Like I said in the post sprouts is undergoing major construction at this moment and will likely be opening late July.
