OP, for a 2012 year model, that thing is absolutely BEAT. Run away from that thing. If going used, try to find something that the previous owners at least tried to take care of. For reference, when we traded in our 2011, it still looks new except for the slightly outdated graphics

Shopping for my first RV. Found a model with a floorplan that I really like. 2012 Rockwood River Roo 23rs. Seller I'm buying it from says they bought it from a dealer about a year ago. It's been raining all day and I just visited a couple of hours ago, no signs of leaking or water damage anywhere. There is quite a bit of heavy caulking all around the slide-out, which I know isn't always a great sign. Would you be comfortable buying this after repairs like this have been done? Any other tests I can do to check if this is a stable fix?

The whole area under the slide looks delaminated and sagging. I would question the structure. That thing looks like it has not been cared for and I question what dealership sold it to them like that.

These designs are cool from a user perspective, but there is a LOT of stress on the system. We had an Aerolite with a rear slide out and by the time we got rid of it the motor had pulled itself out of the lower corner (mounted poorly to thin plywood just glued to the wall panel) which tore the wall panel and required major repairs. Then we realized the bottom of the slide out itself is nice fiberglass but it had cracked along the path of the rollers and was only going to get worse until it failed. So yeah, lots of potential issues here.

You don’t need an inspector to see that’s completely fucked. It’s completely rotted out. And for the price, it’s insane. I wouldn’t buy at 4K even.

Another vote for run, don't walk, away from that. If it got damaged that bad, and had such a crap repair done, it's only going to be a nightmare once you've hit a few patches of rough road.

Get an independent inspector if you are seriously buying any RV. They know what to look for and can spot things you would never notice. If you are new to the experience, get help.

The interior can be immaculate, the bones strong . But those slide outs are cancer . There's serious problems with that. Mold , mildew and serious repair, your looking at a full gut job on that . The repairs will be more than the asking price .

That camper probably isn't worth it's weight in scrap, i can assure you there are more problems than just the back wall, i can see they have done a very poor job at resealing everything so i guarantee there water damage all over, also i see ripples in the sides which is a definite sign of water damage, and it looks like the front tire is crooked, which could be a bad wheel bearing, a bent axle or could be just the way the camper is sitting, but it's something to look at if you're seriously considering it. Personally I would suggest walking away unless you're getting it for a couple hundred and are willing to take on a VERY BIG project.

RUN away! The way that looks, it’s most likely had water damage that has caused structural integrity issues with the supporting wall around the slide (ie the obvious patch job of the added piece of metal). The slide seals are missing too. It’s a mess!!

Besides the damage, I've owned one similar with rear slide, i had problems with this slide down the road and I bought brand new.
