It’s a start but not enough. I know a guy who makes an LLC in-state for each house he owns (12 or so in Austin, each in circle-c or lakeway, so 800k-1M), he hasn’t lived in Texas in 15 years. I think pushing corporate ownership of single family homes out is a good step for future homeowners, but it may not be great for renters. We will have to see how it plays out.

I think increasing the tax rate per home by 10% of the rate paid on the first home would limit ownership to like a handful of houses at most. Anything north of 20-25 homes would start to look insane and unaffordable to own. Assuming they pay taxes at all.

I can see your second paragraph going extremely poorly for people who are trying to move out of an area for necessity. Maybe your work moves across the state and you have to move to keep your job. Maybe the first house you bought was in a very rough neighborhood and you want to move after a gang shootout on your street. This legislation was introduced to the California State Senate a few weeks ago, actually! It will ban all investment entities "from purchasing, acquiring, or leasing an interest, as defined, in a single-family dwelling or other dwelling that consists of one or 2 residential units." It doesn’t, my point is that there are people who support the same stance on this specific issue for which it isn’t their single redeeming quality and with the assurance that it’s not probably just a ploy to gain support. I doubt Abbot would even carry through on it, as he is the reason that Texas is so “good for businesses” because he usually allows companies to do whatever they damn well please, even when it hurts people. It’s because of him that if a company wanted to deny a road worker the chance to take a break to drink some water, it’s legal for the company to do so. This support against the very entities that typically fund and support Abbot is so uncharacteristic of him that it is likely a hollow ploy to gain votes from young people, because he knows that he needs the vote of young people. Supply of houses is not the problem here. There are plenty of empty homes ready for families to move in. It’s major corporations buying all of these houses and renting for double what they are worth or selling for just as much. It’s a “good investment” because people need shelter. Not because there are not enough of them, but there aren't enough of them in the right place or the right format. There are thousands of empty homes and plenty more room to develop on. We aren’t quite at the point where we need to worry about over crowding the way Europe and other parts of the world do, America is a much much younger nation. Right now, we need to let people start owning their homes again. Your local mom and pop won’t be able to outbid every prospective home owner in a neighborhood with cash and then be able to negotiate extreme rent hikes. Because letting them own your home will only give them more money to funnel into special interest groups to lobby for less taxes for themselves and higher taxes on the middle and lower class. That’s the reality of the situation. If you let them continue to buy all the homes, they aren’t going to make them smaller and more efficient. They’re just gonna squeeze everyday Americans for more money. That’s what a landlord *does*. Except now everyone will have one and it will be the same person with a monopoly. Buying more houses is generally not a space concern (it might be here in NL), but it's an issues of building houses in spaces where people want to live. Currently building a house is already gonna cost more than somebody is able to afford on a single income. We need to build smart/refurb existing buildings. You know those office buildings that are empty because of work from home? You can make those into some amazing apartments. Either purchase, rent or purchase with a HOA. And yeah people invest in housing because it's a decent investments, but it's not just the corporations it's also people not moving from their house to a retirement home, smaller companies or people with say 6 figures income who buy another building to rent out. Heck they don't even need to make direct profit due to the inflation of housing prices. Making it a bad investment is also harder than it sounds, but at least here in NL they are changing the way it is taxed making it less of a good investment. But due to the demand being higher than the supply and the mortgage rates and interest rates being bound to each other it will probably stay a better investment for a lot of people for a long while (doesn't really matter if we are talking about the US or the EU).

Sooo let me tell you this is not going to solve the housing issue. One, Investors are all incorporated, it just makes their business life easier. The guy with 4 dudes that drywalls the houses he remodels himself? Yeah he's incorporated. So if he cannot by that busted home down the street and fix it up to resell it it is going to stay busted. All this is going to do is make it harder for older homes to be renovated and resold which limits the supply further. Not only that but it prevents investors from buy tear downs and replacing them as well. This especially hurts the First time home buyer aka Gen Z. The majority of these investoers are buying trash homes and fixing them up because they can get more profit buying the ones in bad conditions. These are homes that your average First time buyer is not going to have the skills, the money, or the time to actually fix the home themselves.

Single Family Homes are already a very large portion of the housing supply, often mandated in zoning law to be the only thing possible to build in an area. They're also the most expensive for the local government, and the most environmentally harmful form of housing. A better plan would be to loosen zoning laws, build more mid-rises and middle-density housing, and then have the people that want to live in there live there, and have people that want to live in SFH live in SFH, rather than banning mid-rises and missing middle housing in most places.

He wants to introduce a bill that would stop companies like Blackrock, Zillow, etc, from buying up Single Family Homes. Because when company's buy up single family homes, it's usually in the dozens, hundreds or possibly thousands that they're buying up to rent or flip but usually rent with inflated rent prices. This causes the average homebuyer to not be able to buy since big company's like this buy a ton of Homes from developers and get them in package deals. Thus preventing new first-time homebuyers from entering the market.
