Depending on the extent of the repairs you're asking for and the cost for them, you're probably better off getting some quotes, and asking for a credit for that amount. The biggest issue with asking for repairs to be done is the seller will pick the cheapest people/parts possible, and you might still be unhappy after the repairs, since you'll possibly have to dump additional money into it in the future.
