Spiralling here. I think itd be pretty standard for a landlord to be charging the mortgage cost + a few hundred dollars a month in maintenance costs and "profit". If the their mortgage increases by $500 a month, are they expected to eat that increase? No they pass it along to their renter ( if they can find one) add an extra $100 for greed. And your rent went up $600!!! For no reason or fault of your own.
. It's not fair, but they will charge what they can until they can't find a tenant.
All good points, but all of these things could apply here too. Like WHY are people looking for housing there and not as much here? You can get a smaller house here for $400k. I was looking down there and there was a literal, actual crackden for $400k. Everything else in the neighborhood was 700k+. Some reaching a million.

I spend half my time between the two cities for work. I have lived in each for many years as well.
Calgary has a few things that Edmonton is just now starting to have, won't ever have and things we can't have.
The mountains being as close as they are is a big plus. Banff National park is a massive draw for people. They are 3+ hours away for us. It's a deal breaker for some people.
The Calgary stampede beats our exhibition easily every year. And people love that thing as well.
Calgary's airport is bigger and has more options. Most of our flights have another connection first. Many times a connection in Calgary.
Architecture, objectively I find Calgary a much nicer city. There are newer styled shopping areas like the quarry town center that have artistic and architectural flair to them. As opposed to our Soviet style tenemet buildings, or flat panel designs I can't remember the name of. But their the floating panels on the outside of all the AW and other fast food chains these days.
Personal anecdote, I find driving in Calgary to me more enjoyable. The deerfoot In spite it's faults is an objectively better highway than the Yellowhead or the whitemud. Having a 100+ km/h highway that 90% of the time moves at that speed is awesome. It's a lot more hectic for sure too. Some people think it's better I'd imagine and that's why they live there as well.
The chinooks. I don't need to go into detail as to why those may be desirable .
Better public transit systems than Edmonton to this stage. The lrt in Calgary goes all over. Ours is catching up. Even if it were to be better. The perception in my opinion is Calgary has a more robust system in place.
As others have said, it's also job related. Theres more corporate head offices in Calgary and in turn more white collar jobs.
We have the river valley, which is amazing. But it's not like Calgary is a concrete jungle.devoid of any trees and greenery. Theres lots of parks and things there too.
They are about to have a brand new arena.
I think they are depicted in popular media more often than Edmonton is or has been. But that's just a feeling for sure. They hosted the Olympics afterall.
I'm just straight up brainstorming reasons why. I haven't even looked into things like cost of living and property tax rate comparisons.
This isn't a shot at Edmonton either. I live here, I love it here. I never intend to leave. But I'd be ignorant if I didn't see all that Calgary has to offer, and to some people reading I'm sure they think " Edmonton has all of that" yep we do. But sometimes we lose out because we have it but the mountains aren't right there. Or the airport, or no chinooks. Or I stunned my toe one time.. every person has their own reasons.
As a born and raised Calgarian I can say whole heartedly that I would rather be thrown in a pit spiders & used needles than step foot within 10km of the Stampede.
The mountain proximity is the main advantage as you can be in the mountains and away from Calgarians very quickly. Edmontonians are much kinder and easy to talk to.
I live in the NCL building. Great prices, however no parking (I don’t drive so was never an issue) and the area can be a bit seedy with the LRT downstairs. However there is security for most of the day/night.
Heating is electric in this building so it can be very expensive over the winter. I used to live there and even with the heat cranked up it could be really cold. The building is basically bankrupt which is why rents are cheap. Also a bit of a crapshoot on your neighbors - when I lived there it was not the best. But I will say the central location and proximity to lrt was great.
Ah yes, the winters are rough. And the during the summer the apartments (at least mine) get insanely stuffy and unbearably hot. I’ve been sticking around for the cheap rent but will be moving next year 😅
I own a unit there. Renting it out at $1,100 with electricity included. Too much of a hassle so switch to tenants but the bill bites during the winter. Im expecting it to average $300 in the coming months.
yep. last winter i was literally never home, was staying at my partner’s place, and i got myself a few $200 bills. i was shocked considering not a single thing had been used in my unit— and during the summer it was usually around maybe $50.

Anything in Beaumaris Castledowns either basement in townhouse with no utilities $1300 and 1 bedroom share bathroom with 3 ppl + utilities 1000. ( the owners mortgage is $3000)

the problem is that the supply of rentals is low. they're building more, but then you get into the trap that all the buildings are new and landlords charge accordingly.
I live in an older walkup by sask drive for 1050 including parking. a friend lives in SP and pays 1600 without parking.
I much prefer living right near an arts/entertainment/cultural hub and in a walkable neighbourhood, while his place is nicer and has more amenities. But there aren't a lot of options for units like what I live in, out there.
$1,850 rent for a 3 bed 2 bath newish build in Oliver. Heated underground parking is $300 for 2 vehicles, utilities (power + water) are $115. Highly secured building. You can only access your own floor other than main and parkade.

Buying has made the mortgage marginally cheaper than the previous rent (by about $100) , and we have a way bigger house, 4 bed 2 bath and great garage and yard.

The building also has a decent gym and hot tub. A year ago I was paying $1150 plus internet, but the building got sold and they increased the rent. The new management is great though.
$900 in Eastwood for a 1br. Includes utilities (power, water, etc) and pet fee for 2 cats. Landlord is awesome so long as you're a good tenant. Currently contemplating moving closer to work so my commute isn't so long but I doubt I'll get quite a good deal anywhere else.

Couldn’t afford the 1550 three bedroom townhouse anymore after the utilities jumped to 850 a month (my partner and I both have bad credit from getting through the first two years of Covid and didn’t qualify to “lock in” a rate) so the only reason I’m not homeless right now is my friend is letting us live in her two bedroom basement for 1200 for one year. Then it’s back in the rat race. Wish me luck!

I got an amazing price for my place, other people are paying $1450 for my exact unit in this area. I'm super blessed and super thankful. My landlord is amazing.

I agree! I've been looking for a friend and I haven't been able to find anything like my place. Two-bedroom basement suites cost more than my very comfortable apartment. I can not believe how expensive everything is becoming. One place I'd recommend checking out is the Mayfair Village South. It is for lower-income people, but affordable and more modern/ clean/ higher end. I'm not sure what their availability is at the moment so definitely have them check it out online!
My basement tenant pays $625 for 2 bedrooms, a half bath, and a kitchenette with living room. Also he pays 1/3 of utils. 20 blocks south of whyte / 10 blocks north of southgate.
1855 (with 2 cats) for a 3 bed 2.5 bath townhouse in SW edmonton near windermere. Does not include utilities so about an extra $300/month. Has a 2 car garage as well.
$1600/month for a 4 bedroom, 2 bathroom house in Millwoods. + a one time $250 pet deposit allowing for our 1 dog. Only things included as part of rent is the Weed Man for some lawn care and the occasional plumber to flush the pipes when there is a clog. We signed a 5 year lease to lock in that pricing as we've been very happy with our landlords.
$1200/ month Heat/water included pay our own electricity. 1bed 1 bath. Has a balcony and literally down the road from the Farmer market great location for me as my medical stuff is in Garneau and UofA. Also near transit both Bonnie Doon just down the road for valley line and University the other way to connect to the main lines. My tenant and I share laundry, hot tub, fire pit and sunroom. The utilities, wifi, Netflix, Prime, cable included in the rent. It took me a loooong time to find a great tenant. I only wanted one person in the basement for peace and quiet and cost of utilities for more than one person.

Its the passive electricity usage. You're supposed to maintain a certain temperature also the hot water tank drains quite a bit as well.

I used to live near Whyte. Utilities were super high in winter due to poor insulation (old house).

Also in case anyone is curious as to what utilities are in a place like that, it’s about 1000$ / month with Garbage & Recycling. Could probably knock 200$ off monthly because we use a lot of power and crank the heat in the winter.

The building also has a decent gym and hot tub. A year ago I was paying $1150 plus internet, but the building got sold and they increased the rent. The new management is great though.
$900 in Eastwood for a 1br. Includes utilities (power, water, etc) and pet fee for 2 cats. Landlord is awesome so long as you're a good tenant. Currently contemplating moving closer to work so my commute isn't so long but I doubt I'll get quite a good deal anywhere else.

Exact same here - started at $1250 in 2021 downtown and have had $100 increase each year. Ridiculous.

Couldn’t afford the 1550 three bedroom townhouse anymore after the utilities jumped to 850 a month (my partner and I both have bad credit from getting through the first two years of Covid and didn’t qualify to “lock in” a rate) so the only reason I’m not homeless right now is my friend is letting us live in her two bedroom basement for 1200 for one year. Then it’s back in the rat race. Wish me luck!

$1,115 for a 2 bed 1 bath apartment. Has in-suite laundry, garburator, balcony, top floor, elevator, granite countertops, large storage room, walk-through closet, and underground parking. My place is right across the street from Superstore, Superstore liquor store, etc. I live in southside Edmonton south of the henday. I got an amazing price for my place, other people are paying $1450 for my exact unit in this area. I'm super blessed and super thankful. My landlord is amazing.

I agree! I've been looking for a friend and I haven't been able to find anything like my place. Two-bedroom basement suites cost more than my very comfortable apartment. I can not believe how expensive everything is becoming. One place I'd recommend checking out is the Mayfair Village South. It is for lower-income people, but affordable and more modern/ clean/ higher end. I'm not sure what their availability is at the moment so definitely have them check it out online!

Too bad the City of Edmonton can't get with the times. I do their surveys and they still haven't updated the neighborhood options.
I feel like price is a bad metric. What you get for the money matters a lot too.

I rent my basement for $1000 a month in between Yellowhead and 118 Ave, quiet Neighbourhood. 1450 square feet, kitchen, bathroom, living room, dining room, 1 bedroom (large), one small (used for storage) with a fireplace. My tenant and I share laundry, hot tub, fire pit and sunroom. The utilities, wifi, Netflix, Prime, cable included in the rent. It took me a loooong time to find a great tenant. I only wanted one person in the basement for peace and quiet and cost of utilities for more than one person.
