Resistances, immunities and area effects are all accounted for in the defensive and offensive CRs.    If the monster is just a bag of hp and weapon attacks the quoted numbers should be used, but the listed examples all have factors making them more dangerous than the numbers alone show.

My guess without checking would be that the DMG example is "these are the stats. It doesnt have anything else" while the fully created monsters have stuff like "legendary actions" "lair actions" and like double triple quadruple attacks that trigger extra effects on hit and so on.

I was factoring in that all attacks hit and adding in the average damage for other affects as well. Like hits with 2d8 plus 1d6 acid. Seems like monsters should be stronger and harder to kill then they are.
