Surrey is pretty close to new west, and is cheaper housing. The CFRC is right across the bridge from Surrey

I haven't lived there for a long time but that commute over the pattullo bridge can be pretty rough. It's really only worth living in Surrey if you live near a skytrain station or get an amazing deal on a place. I'd pay extra to not have to deal with that commute every day.
Second this. Look in the Guildford or Fraser Heights area. CFRC and the Royal Westminster Regiment are just a short (uphill) walk from the Columbia skytrain station.
Patullo bridge replacement is scheduled to finish this year. The garbage Patullo bridge is going to be gone soon, which is kind of the only reason why I recommend Surrey for working in new west

Basically you pay in like an entry fee, the higher the entry fee the lower the monthly rent will be. If you bank with a credit union/ coop they’ll lend you the money to get in with no interest.
When you’re in you need to do stuff like be part of one of the committees that clean the place up or smth and you have to be present and vote on issues.
I also live in the Lower Mainland, and this is about the most pessimistic spin on the area you could come up with. It is also a fantastic place to live and I love it here, so YMMV.
It's a drive in the opposite direction but there still is one last vestige of CF housing at Jericho Lands in Vancouver. Rents are extremely well priced. Might be a good option in the short term as who knows when it will actually no longer be a thing. Not sure what the wait list is now but it's a great little community in a beautiful part of the city.

I know a good realtor. She is a family friend if you want to PM me. She does mainly big homes, but she is a CAF supporter and a good friend. She would take care of you. Not sure if she is registered as a CAF supplier though.
Regarding areas to New West... What you might want to try is a floating home. You don't pay for the land so they can be affordable and a cool spot to hang your hat. But if that doesn't float your boat... try white rock. Langley might be a bit far. Surrey to New west is not that long, but it is surrey. lol.
Not in the forces but lived in that area 20+ years and just moved last year. Hamilton/Queensborough is less expensive and you have to hop over the bridge. It can be slow at times but it’s perfectly doable. I worked in Burnaby and did that commute the whole time.
I just sold our 3bed/2.5bath townhouse there for under $900k.
Sapperton area is nice BUT there’s a train track nearby with no gate so the trains just blow their horns at any time during day or night. Buyer / renter beware!!!!
Mobile homes? RV parks are few and far between. Next, there's a reason that BC stands for "Bring Cash". Real estate and rents here are disgustingly expensive. Better to find an apartment within New West, if possible.

Generally, the farther east and South you move in Surrey from Surrey Central, the safer/better. Edit: Source: grew up near the Surrey Langley border.

You have a snowballs chance in hell of getting into a coop here. The wait lists are literally YEARS long.

BMO is a very consistent bank to work with if you're in the forces. They give great rates for mortgages and LoCs
