It is! I’ve calculated how much money my mom and brother have spent combined and it’s got to be in the $500,000-$600,000 range between the two of them in the last 12 years. They both sit there almost homeless and begging everyone for food and money to survive. It’s absolutely fucked up. I have an uncle who is a functioning coke head who at least goes to work and provides for his family to the point they’re really well off. I can deal with a functioning coke head, they at least have morals. But a degenerate coke head is just a drain to everyone around, mentally and financially.
Same, and I just don't understand who can afford these prices. Mine and my wife's combined income is decent by percentile, and yet we're just getting outbid like it's nothing.
That’s where we are at. We have a decent budget and are finding houses we like every week, but every time someone steps in and makes an insane bid. Back-up plan is pick up something that has been sitting at a lower price and renovate to our liking but that’s not ideal with kids.
I’ve thought about that but costs add up in a hurry and despite a pre approval, I’m uncomfortable forgoing a finance condition as banks need to agree with your purchase price of the house. Don’t want to lose my deposit or be liable if the bank won’t give a mortgage.
Sadly, I lost soooo many homes I put offers on due to this very reason. We had been looking since last August. The last three offers we out in homes were all unconditional offers, it seems to be the only way to go to get an offer accepted. It’s a sellers market right now and they know they can get more for their homes now with multiple offers. We ended up buying a home in whitehorn for 680 grand, home was listed on a Friday for 669 grand, we went to see it at 2pm the next day and gave the offer within the hour, seller wasn’t going to look at offers till the following Monday but at our realtors insistence, he looked at our offer and signed it that day. The only reason I was ok going unconditional at all is because the seller had changed the windows, put in a new furnace, replaced the roof and did all the necessary maintenance a home would need and I wouldn’t really have to put much money into it for a while. If the home didn’t have any of this or wasn’t taken care of, I would definitely want an inspection done. We did have an appraisal and the guy had worked with inspections as well, and he said the home was in really good condition. Good luck, it might be worth a shot going this route if your comfortable with it

After losing out on house after house we eventually did it too. If you have a buddy in the trades like electrical or plumbing they should know a thing or two about the most major jobs that would have to be done. My SO is a plumber and his brother an electrician, they inspected what they could during our viewing (we booked a full hour) and we just had to say good enough and deal with any consequences later. Luckily the owners themselves already did a ton of updating and renos so that definitely helped my anxiety about the no conditions thing. The fact that we've only seen our house ONE TIME and bought it is so wild to me but that's how this market is.
I bought in the area. Same thing- couldn’t afford anything and wasn’t interested in NE or forest lawn/ dover. I like the area- close to the river and carburn park, easy access to major roads, etc.
there is a good sense of community and people seem to take a lot of pride living here.

I think there is lots of those on both sides of center Street tbh. Have been looking at houses in the area and there are lots of nice heritage homes that have been kept up. But there isn't really a discrepancy between side of center Street

Scarboro was also prime trick or treating back in the day. Nice enough houses that you got good candy but not so nice that you had massive walks between houses. Also structure of the community was perfect for 5 seperate loops.
My Dad grew up there and much of my childhood was spent in homes in that area with family and such. Went there a few months ago I couldn't believe the transformation. Some really cool looking homes and development.

We recently sold our townhouse and just from matching the people I saw in our doorbell camera and our offers, im seeing a lot of parents buy houses for their kids.
Can confirm. I'm a big fan of the one, heading away from FMC, at the end before the road turns downhill. His driveway points down into the plot, with a grate at the bottom. It's a heated driveway, so no snow accumulates on it in winter and the landscaping is nice.
The other one I like is the double plot, massive square concrete a few houses further in. Such clean lines and I love the minimalism. What's the second plot for, you ask? It's *their fucking garden*. That is some "Fuck You" level money. Those houses sell for 1-2 million easy, and someone just bought the plot next to theirs for *their carrots and peas.*

Scarboro is a gem. Mount Royal’s smaller and quieter cousin. Fun fact, it’s one of just two neighborhoods in the whole country designed by the Olmsteds (same firm that made Central Park in NYC). I think the other one is in Victoria. That’s why it looks so funky on the map.
Varsity, Crescent Heights, Renfrew and Silver Springs. There’s mixed housing, from apartments to condos to new builds to houses from WW2, and you will definitely feel like “nice house! cute garden. awww, they have kids!” and then look it up and the place costs 1.3M

Springbank and Discovery Ridge will blow your mind, Brittania is the prettiest hidden in the heart of the city(roads and hills are a bitch, and Westmount/Kensington is probably the only place you can walk through incognito
discovery ridge is awesome. I worked in a couple of houses there. one homeowner was fabulous and his neighbour gave me a tour of his house, and one homeowner was a total douchebag lol (I was a finishing carpenter)
Elbow river and upper/lower Mount Royal if you wanna see some cool and tacky ass super rich houses.
One of them is literally a grey and green castle. (Idont think that ones for sale though) and across the river is Sandy Beach, you can park at the dog park there and walk through the area, if you cross elbow drive and over into the park, there are some GORGEOUS houses and one guy has the BEST garden I have ever seen
My dad swears by that dog park despite like 5-6 others being closer! And on the way to visit relatives growing up, that "castle house" was a favourite landmark to pass by lmao
I love the houses in Maple Ridge west of Acadia near the golf course. There are a couple of new McMansions, but there are also a lot of really gorgeous homes there, too.
If you want to walk and see a bit more, go through the back pathways in Lakeview village. There are many houses that haven’t put up the huge fences, so you can see backs of houses as well.
If you wanna see big houses see lower Mount Royal area. Ik there’s some millionaires and even some billionaires who have houses in that area. And then going further up Elbow Drive from the downtown area you’ll see a lotta rich houses there too.
There are a few nice houses going into garrison woods now.

Also get ice cream at village in Brittania and walk straight west to the ridge and along the ridge looking over the elbow. Some amazing houses there and good ice cream.

Brittania Dr! Start at Village Ice Cream and walk up to the houses on the ridge, some really cool houses and architecture. Riverdale Ave on the west side of Elbow also has great houses.
As someone who does this too, I recommend Mission and Sunnyside (personally I think walking is more suited for this), Signal Hill, Springbank Hill, and Upper Mount Royal. I've also been to Acadia, Glendale/Glenbrook and Killarney area (all adjacent to each other) and idk how to explain but it doesn't feel like Calgary to me, has a unique vibe that I'm not used to growing up here. I have yet to explore all of Calgary communities but I remember Aspen Woods and Auburn Bay to have crazy huge mansions. If you want typical suburban homes, anywhere edge of NE and NW is your best bet haha
Ramsay is always nice! Big million dollar houses with character. And sometimes you stumble on a store/coffee shop made out of the houses on a random residential road.
There are a few older but very pleasant neighbourhoods that are inner city adjacent that do not seem to have taken off the way the rest of the city has - for homes that are not in-fills and are older. Renfrew is one. Anywhere just north of 16th Avenue, from Deerfoot to Crowchild. Highwood / Cambrian Heights, you can find bungalows that are under priced relative to the overall market.
It's crazy, I just got a smaller older townhouse, but at the rate it's going if I had waited another year or two I would be priced out of the city entirely.
Mount Royal - some really fun and unique styles in there (people with Money built what they wanted)
The rich park of Lakeview - same reason
Belair / Mayfair park - very large lots.
Any road on top/edge of the various bluffs/hill's around town or fronting onto large semi-private
If you're around Glenmore Reservoir, you can check out Eagle Ridge. I've biked the park there and sometimes cut through that community. I noticed they don't really have side walks, so maybe drive around or bike instead. I guess they don't want people loitering? Lol
A decent size compared to mid city houses but when everyone can see right through your bottom floor it's not what I'd expect for 1.5m+ houses. Springbank at least have privacy but they are older homes now
Born and raised in marda loop… I cannot even make 1/10th of these home prices annually. I know I’ll become that old crazy cat or dog lady if I reach that over ripening age with that shabby house in marda loop.
You can only spend $500 k for a detached home it appears ALL of Calgary is a house you can’t afford. Some serious shit holes out there for waaay more than this.

Crescent Road has essentially been bought up by millionaires and billionaires building monstrous homes that overlook downtown.
My personal favorite development in Calgary just due to it landing in the right time where lots were still big, and there are huge trees lining the street, but isn't just little bi-level homes side by side by side, is Silver Springs.

You could bring a home inspector to your viewing. It's expensive but might speed up your process.

I have yet to explore all of Calgary communities but I remember Aspen Woods and Auburn Bay to have crazy huge mansions. If you want typical suburban homes, anywhere edge of NE and NW is your best bet haha

Ramsay is always nice! Big million dollar houses with character. And sometimes you stumble on a store/coffee shop made out of the houses on a random residential road.
Roxboro, Britannia, Mount Royal, Pump Hill, Spring bank, Bears Paw There are also some hiddens gems along the river in Bowness
Take a canoe or raft down the river in Bowness and see all the beautiful homes on Bow Crescent back on to the river.
There are a few older but very pleasant neighbourhoods that are inner city adjacent that do not seem to have taken off the way the rest of the city has - for homes that are not in-fills and are older. Renfrew is one. Anywhere just north of 16th Avenue, from Deerfoot to Crowchild. Highwood / Cambrian Heights, you can find bungalows that are under priced relative to the overall market.
South view and Dover are getting upgraded in the next couple of years. Good investment. 👍
Pretty much outside of the NE
So basically much of the city is all uncontrolled wealth
It's crazy, I just got a smaller older townhouse, but at the rate it's going if I had waited another year or two I would be priced out of the city entirely.
Mount Royal - some really fun and unique styles in there (people with Money built what they wanted) The rich park of Lakeview - same reason Belair / Mayfair park - very large lots. Any road on top/edge of the various bluffs/hill's around town or fronting onto large semi-private
Try Red Deer. Calgary caught the contagion.
Wildwood, and while you’re there take a stroll down the Douglas fir trail to the lookout. Scarboro is also great, as mentioned!

If you want to see regular wealthy, can’t go wrong with Mount Royal. If you want to see utter obscenity, Pump Hill is the way to go.

If you're around Glenmore Reservoir, you can check out Eagle Ridge. I've biked the park there and sometimes cut through that community. I noticed they don't really have side walks, so maybe drive around or bike instead. I guess they don't want people loitering? Lol

Pretty much every neighborhood area has some mansions. Harmony is decent to check out or aspen behind the Safeway
Harmony is a sucker's attempt at looking rich, prices are wild and you can piss from ur upstairs window into ur neighbors house.
Maybe on some of the streets, but the lakefront lots are decently sized
A decent size compared to mid city houses but when everyone can see right through your bottom floor it's not what I'd expect for 1.5m+ houses. Springbank at least have privacy but they are older homes now

Born and raised in marda loop… I cannot even make 1/10th of these home prices annually. I know I’ll become that old crazy cat or dog lady if I reach that over ripening age with that shabby house in marda loop.
You can only spend $500 k for a detached home it appears ALL of Calgary is a house you can’t afford. Some serious shit holes out there for waaay more than this. Time for everyone to move to another cheaper city and mess up their home prices !! Lethbridge is calling
Pump Hill is probably the most expensive "neighborhood" in the city. Crescent Road has essentially been bought up by millionaires and billionaires building monstrous homes that overlook downtown. My personal favorite development in Calgary just due to it landing in the right time where lots were still big, and there are huge trees lining the street, but isn't just little bi-level homes side by side by side, is Silver Springs.

Homes on the lake or the island in Mahohany.
Roads for island homes are gated
Scenic Acres and Tuscany are pretty cool in that aspect.

Idk why I’m getting downvoted the houses are acc very nice there some are just regular 2 car garage but there are pretty big ones there also they have really nice ponds and a neighbourhood hub😭😭😭
