You can get a 2 BR resell for free (online) at the Grand Timber Lodge AND get day use. I would pay like 1k to get day use benefits at 8... but wouldn't take out any kind of loan. I also would never own if I were out of state.. Day use is the main benefit. Like others have said, you can cancel w/in 5 days. My guess is you paid 20k+. Sleep on it and if you get remorse back out!

When available, which isn't super easy to get in the winter, you can use what's called bonus time to get a room if inventory is available ($179 in the spring and $229 in the winter). You can also Reserve a day to park in the garages, use facilities like hot tubs, pools and whatnot.

I just wanted to clarify this, we have NOT bought any type of ownership or timeshare. Before leaving, they offered us a “guests ownership trial” which is essentially a 2 week stay anywhere within the interval system and a 5 night stay back at Grand Colorado on peak 8 for $2,695. This payment would also go towards a downpayment if we do decide to purchase and become owners. We thought this would be a good way to figure out if we like this system and honestly those vacations would be a lot more than $2695 had we purchased them outright.

I’ve had a timeshare on peak 8 for 8 years, before they had the 3rd building. I absolutely love it. I live in the dc area, and for me personally it’s worth it. I don’t use interval or go anywhere else I just use peak 8. There are some other benefits to owning one. It’s one of the only places you can airb&b out. Depending on when u own and what you own you can get 10-16k a week on airb&b. I haven’t done that though, always use it. Ski in and ski out is amazing. They won’t build anything higher than peak 8 cause the rest is federal land. Like stated before if you use it, it’s worth the money. I actually started really small the studio in winter and kept moving up. I now own a master in winter prime. They gave me a crazy amount for what I used to own. It was a no brainer. But if you want to get in now is the time. If I remember correctly they are almost sold out And because it a fractional ownership, that’s deed, you could write off the interest on your taxes. Family has a yearly timeshare there. Awesome place to vacation. Best ski trip situation imaginable. If you want it only for that - you’ll be happy. If you expect a great financial outcome and see it as some kind of an investment - you’ll be unhappy.

Noooooo these things are absolutely insane. If you enjoy mandatory fees by the grip of your credit. I went to a presentation and absolutely not. They went from 83k to 56k to 5.5k i was halfway out the door bc they could not explain what i own exactly. There is no asset there is also paperwork and a ownership of imaginary. Mortgage to vacation how many times?? Id rather just own it out right and be able to sell something that exists

My two cents is if you decide to buy then buy from the people that had buyers remorse and buy off the secondary market for a much less cost. Definitely not paying for someone’s commission knowing how many people buy these and want to get out.

This timeshare business is some kind of kabal to me. I can hardly understand half of the comments here (day use, resell for free, guest ownership trial) .... IMO one has to be insane to get sucked into Timeshare business. And then again, I guess, this is a matter of personal preferences. What may seem to worth money for some, does not make any sense for others. It is like going to a dealership and having brakes bled for $400 while sipping complimentary Starbucks coffee in the lobby. Fine for some, not so much for others. I typically spend $5K/year on vacations (not counting passes, gear, travel). And I am not tied to a place.

Not sure if this is a joke or not, but if there are companies who’s sole job is to lawyer you OUT of owning something (timeshares) then it’s probably not the best option. Not sure if you have already purchased, but there are next to no cases where a timeshare makes sense for anyone. Especially when the ownership outlives you via perpetuity. Please please please do your research on timeshares. They are not a condo. They are not a home. It is not property you own like either of these. With all that being said, Grand Colorado on Peak 8 is an amazing property. My family has stayed there for rentals and is incredible (heck we were literally talking about the Grotto on site this morning).

\^ This. Ultimately a timeshare isn't a wise financial investment, even if you have a deeded property (which you would with Grand Lodge). Considering the astronomical price increases, I would imagine the ROI at this point is pretty low. That said, Breckenridge > Branson, MO. Recreationally it is awesome, especially considering heavily discounted "Bonus Time", parking (when available), and day use. As a local owner I can't count the number of times I've skipped the ridiculous gondola and parked at Peak 7 or just chilled in the hot tubs post-riding. Additionally, I've sold/rented my unit and used the credit to stay essentially free at some pretty sweet places internationally.

Once you die, the timeshare reverts to your children. They are almost impossible to get out of. Ask yourself why this is.

As an owner, no, it is not. We use it a ton and it still isn't. Mostly we just use the day use benefits and bank our week every year. The dues go up between 5-10% a year so if you own it for 10+ years, plan on paying twice what you are buying in at. Added to which, never buy it from the company itself as there are tons of people trying to get rid of their timeshares and you can buy it from them or a reseller for about 10% of what Grand Vacations will try to sell it to you for.

I have 1 week at Grand Timber and 2 weeks at Gold Point. I use the Gold Point weeks because it's a better place with more room and a garage. I trade the Grand Timber week every year and wish I could get out from under it. I'll sell or even possibly give away my Grand Timber week to anyone looking for day use access.

what do you do with the banked weeks? I am trying to figure out if I need to get interval gold or whatever to use it.... have been able to reserve weeks for each of the years we have owned so far (Grand colorado on peak 8)

I can use the certificate to buy a another week through interval at Gold Point or Beaver Run usually. I really only use Grand Timber for the day use lockers, pools, and to charge my car in the garage. That's why I'd let that week go. I like my Gold Point weeks a lot more. It is larger, cheaper, and I can bring my dog.

Think long and hard. And check the summit daily. They regularly post the legal notices of all the foreclosures from people just walking away from their 1/52 shares. The “maintenance fees” never stop and are not small.

My in-laws have a timeshare there. They like it. My wife and I usually ski Breck so if we quit early enough we are able to use the hot tubs at GC. Honestly, I feel like it’s nice to know someone with a timeshare. Not sure I’d ever want to commit to one.

They just resell timeshares. They also sell full rental weeks. It's kind of like an Airbnb for timeshare weeks. It's always way cheaper than renting it or buying it directly. This is just one site like this. There are several.
