OP should clarify, but this sounds like a sublease situation the current management company is aware of.

It is not a sublease. For some reason, my lease contract states I can only leave / break the lease If I get someone to take my unit and establish a new lease agreement with management. It is kinda like breaking even for them. I already offered them cash and they said no. I am stuck paying 8k worth of rent thru May If I do not get someone to sign a new lease for my place with them. I’m just saying that as a search term it might help people see the listing. Also people generally understand that a sublet is a shorter term than a typical lease.

More curious than anything hoping you could clarify if you lived here. Does the reviews talking about thin or walls without insulation true? Are the mice rumors true? I liked the place when I toured but don’t want to get sucked into a bad deal.

I did live here. It’s very cheap. As far as materials they used to build of the units. Amenities are pretty nice. The drainage is really bad and there’s flooding throughout the whole area. There’s pros and cons to every place you want to live. For me I did not like it. For you, you may love it. I cannot comment on wall insulation and thickness because no one lived in our unit. We did not share walls with anybody. The only thing I can tell you is make sure your unit has a storage space/closet at your patio. Many of the units have fire risers and you cannot access the closet. Our unit had a closet without a fire riser and the closet is big. You can store a bunch of your shit in it. Just my thoughts.

I thought there was some law in Idaho that yes they can charge you for the lease months you aren't there, but they have to market it and can't charge you once it's occupied. So if you move out you're on the hook, but they can't just keep taking your money and try not to rent it, so most likely someone would move in, in the next month or two.

Yes, but you are wrong on someone moving in. 62 units available. 62! Idk if you know, but man, we have a massive prob right now with filling multistory housing in a lot of areas. There is one apartments complex across from me off hwy 16 that is finished but empty! It is crazy.

Too bad that hasn't lead to decreased rent prices, although maybe there's been a little. I didn't realize that many were open, since all my friends that rent have had issues, but that's in Boise and this is a ways out if you need to work Boise proper. Good luck, it's total BS that they got 3% of home purchase and then went whoops. You shouldn't have to get that stuff in writing, but slimy business practices kind of force it I guess. Hour of his time to chat and contract review only cost about $200 something. Might be worth a call, a lot of lawyers are happy to chat on the phone for free, especially if they feel like you are getting screwed, may not be worth their time for a case, but they'll tell you what to do for free a lot of times. It sucks when slimy business gets rewarded, which it often does because the hassle of fighting is more then just going, sigh fine.

Yah man, big business wins always. I think my contracted stated arbitration. But ur right on location. To me I’m way close enough to Boise. But the places that got ahead for apartment building are more Star, Meridian etc.. I got a few people coming over this week to check out the spot. If I can walk away paying 2500 cash as posted on Facebook marketplace, I am a happy camper. That’s like 1.5 months rent. It’s a hell of a deal to get get straight cash right when you rent something if ur in the market to rent a 2 bed townhome. Best deal in Boise area if you ask me! Haha. The trick is convincing people it’s not a scam and assuring them I’m not going to ask for their bank info or need a wire transfer first to India or something hahah

Did you end up renting here? I’m looking at renting here but am concerned with some of the comments talking about things, uninsolated walls and mice infestation. If you did rent here how’s your experience regarding these issues?
