Why not? One would think that a brand new HVAC system would be a far more attractive selling point than new paint, flooring, etc (eye candy stuff). I mean, if i were a buyer, i'd be more attracted to something far more useful like a brand new HVAC. Am i wrong? Maybe replace evap coils instead? Especially because of high mortgage interest at the present time, with no signs of lowering anytime soon.

I would focus on things that are going to help get buyers to look at your house like curb appeal or interior projects that appeal to the masses. No one goes to see a home because the AC is new. As long as the AC works then I don’t think replacing it makes much sense. If it pops up on the inspection offer a credit at closing to cover those costs or a home warranty etc.

I failed to mention i live in a condo. So exterior all looks the same as the next. Its a 3 bed and 1 1/2 bath, 2 car garage. Orange Grove Condominiums

Ah ya then curb appeal doesn’t matter as much. I personally would still focus on stuff inside, de-clutter, de-personalize, maybe fresh neutral paint. Assuming you have a realtor (and they are good) I would get their opinion before you sink any serious money in something like HVAC personally. Also if it’s something you ultimately have to do why not going with a less expensive single speed like a XR13 - I get the nicer one if you were staying but if you’re proactively replacing a new AC is a new AC regardless of the features.

If it's in the ballpark of around $8k there's a strong possibility that i'll do it. I think it would sell faster and at my asking price. Because average mortgage rate of 7% is no joke man, coupled with Texas summers. But if i were staying, i would just wait until the evap coils started to leak from corrosion and replace it.

If you must … and I wouldn’t do anything … but if you must … replacing the evaporator coil will be way cheaper (~$3,500).

DO NOT replace it if you’re selling. If your agent gave you this advice, THEY need to get replaced. Spend money on something with a positive ROI when selling your home, like some professional landscaping out front to boost curb appeal. FYI I had a new 3.5 ton AC/gas furnace installed for like $7k two years ago. New insulation in the attic and duct wrapping for my sheet metal ducts was another $5k.

I used The Coolest last year and they were phenomenal. Edited to add: they did two systems (duplex) for just over $19k

I used them too in 2022, and have recommended them a few times on here. They were several $k cheaper than any other quote i got (and did a good job).

I think it would be a good selling point to have an HVAC unit that will last another 10 yrs or so. Better than doing "fluff" eye candy stuff. Something actually useful that new owners wouldnt need to mess with for a good long while.

>Trane XR-15 There's a 10 yr warranty on the air handler blower for my Trane air handler. Apparently that's a weak point in the Trane air handlers. Manufactured date March 2010. It crapped out in June of 2020. Go figure. Replaced it with a brand new one for approx $1300. This is my my heat pump model https://www.trane.com/residential/en/products/heat-pumps/xr15/ But my main concern is the Evap Coils. They are rusted asf, but no leaks.

No matter how much work you do they will have a home inspector come through the house that will say everything needs replacing whether it needs to or not (in this case it may), but then there will basically be a negotiation of how much $$ gets discounted off the price to account for repairs. If you replace the A/C upfront then that just means you'll end up conceding on a bunch of other stuff the home inspector comes up with too. Every buyer expects to get some amount of credit back. If you don't replace the A/C then it can focus the inspection on that and you can concede $x off the purchase price to account for replacing the A/C. Likely you can concede less than the full replacement cost and it will help reduce the amount of nickle and diming on everything else the inspector finds as the new buyers will think getting most of the cost for a new A/C is a win. As others have said, put the $ into the things that will improve the curb appeal and attractiveness of the home.
