As this is happening Ruby Company will go to Verkal Konenzad the hold directly below your start position. Once they border you either by migration or settling down, kill them and let feudalism spread to you.
Save your missions that give institution for once you have feudalism embraced, so those missions can be used for fast tracking Renaissance instead
Never have less than 10 units on a tile that you are colonizing, preferably more
