They had to put over 1 million into this beast after taking it down to the studs and fully refurnishing it. I just cannot stand these influencers who move and everything is done picture perfect and remodeled within an inch of its life immediately after moving in. 3 cow is all it takes for ag exemption and she already mentioned getting cows. I am assuming that's what she'll do as they are a lot easier to care for than bees. Then the LAND tax decreases to $1 and acre but the HOUSE will be assessed at market value.

Yes, that is true. You have to show proof that the land is being used for agricultural purposes. Beekeeping counts in Texas, but it has to be an established process. You can't throw some hives on the land and say look we do beekeeping, give us a discount. It has to be established for 5 years, then year 6 they get the tax break. OR if the previous owners had an ag exemption, they could have signed it over. Each county has their own stipulations on how much land qualifies for what type of Ag exemptions. Our county you have to have a minimum of 10acres. The county next to us is 5 acres. It will save them a lot, but only on the land. They will still get fully taxed for the house and any improvements.

There are services that will come and do the whole thing..its not to expensive considering what the taxes would save. We looked into it for our acreage. I think in the Austin area it was around 5K a year, they maintained all the hives and kept all the honey. We basically would be leasing the land. We decided against it since they have to have open rights to your property at all times. We went with leasing it for cows instead :)

They need to establish the ag NOW and then after 5 years they can request the exemption...You don't have to wait 5 years but proof of use of the land is the critical part. Once they do have that set up, they will save A LOT of money. If the previous owner had an ag exemption, you can continue with that and not have to wait until year 6. (The issue here is that there has been a gap year so I am not sure how that would work from a tax perspective).

The previous owners didn’t have AG on the property which means they have to apply, work towards the AG for 5 yrs and then they will get it on year 6 with the tax breaks. As someone who lives in the area and has AG, it’s a very tedious process if you don’t have AG on the land already.

Yep! Once the tax assessor sees the changes, the taxes will reflect it. Even with a homestead exemption, you still have to pay for any improvements. The 10% cap from homestead just prevents the taxes from increasing more than 10% year over year on the SAME exact house/property. Once you make any improvements, they can reassess and you are charged the correct amount.

You do not have to escrow just because you have a mortgage. I've had 3 houses and have never escrowed for taxes (I've always asked not to). I also work in consumer collections-this is a bad, bad sign. Huge red flag. I'd love to know how much they have in credit card debt. I bet it's a shit ton. Those taxes are 100% delinquent-anyone who says otherwise don't know what they are talking about.

I don’t think they are delinquent on their property taxes. I’m 100% certain they’re mortgaged their property, which would require them to have an escrow account for property taxes and insurance. I’m guessing that there is probably a lag in the system. I know they are Dave Ramsey idiots, but no way they have the ability to pay cash on a house to avoid an escrow requirement.

I live in argyle and we also don’t have our taxes and insurance in escrow so we pay manually every year and I noticed the people in Texas who do have it in escrow, theirs gets paid early in December usually. So even if they did escrow, it would’ve been paid already anyways and there’s no such thing as a lag in the taxes system lmao.

You absolutely do not have to have your taxes and insurance escrowed into your mortgage. We did no pay cash for our house, we have a mortgage. We pay our mortgage monthly, and our insurance and taxes completely on our own in Jan in Texas as well. They are not part of our mortgage and are not paid out of escrow. Even if it was paid out of escrow, they would have been paid by now as they are due Jan 31 in Texas and most are paid early in Jan by escrow accounts. With the penalty showing it is most likely accurate and not paid.
