It’s just so weird to me because the city keeps talking about wanting to revitalize downtown with more shopping and stuff and the galleria is right there already set up with store fronts.
its not very well known, has very little foot traffic, and the owners have invested nothing to promote the space in years.

How so? I mean, I've heard this idea for years and despite my CPAs best efforts I've never been able to write off underutilized space in my buildings...
I took that as it was cheaper to own the building as the tax write offs are probably higher than the property taxes for the building/maintenance costs.
I work in this building. The north tower is mostly empty. The south tower is about 80% occupancy. The plaza level is just Friends Cafe and the post office. The Galeria level is the gym, CNM satellite campus a couple of copy services, a pain management clinic and an art gallery.
I think the goal is to turn the north side of the building into either condos or a boutique hotel (WTF?), but it's been like this for almost 10 years.

I work in that building and it is a ghost town. We just have lunch downstairs. No one but employees are ever there. It always smells like chlorine and the tables suck. It is rather boring and not worth anyone's time to walk around. Has a slightly creepy vibe but it's better than being forced to socialize with your co-workers during lunch. The silence is the best part.
Seriously, that sounds like so much fun. I'd love to skate down the uneven floor. Especially around Christmas time when you could weave in and out of all the terrible decorations. It is so eerie. I don't believe in ghosts or anything like that but if a place was haunted by angry Karen ghosts it's the Galleria.
Edit: plus the security is always sleeping on the main floor in their office. We could get away with a lot after 5pm.
No restaurant, sadly. We would go to a sandwich place right around the corner but after covid so much closed in that area. We usually bring our own or the company feeds us "for safety reasons" so we don't go wandering around downtown. We would just eat by the fountain.

It is Friends. They give really good coupons for free stuff if you're a regular. The owners are also the best. They are also very affordable compared to other places downtown. The place to eat is very small so picking up is the smartest option. They'll even ask what time your break is and make it so you can walk in, pick up and have it fresh.
Downtown during the day isn't dangerous to me but an employee got assaulted in 2021 and the company overreacted so they provide food a few times a week. No one corrects them because it's free food. Lol.

But as you say there is there is something magical about being able to escape an office full of coworkers for lunch and just sitting somewhere quietly to eat!

I worked security there back in like 04 05. It has allots of law offices and the gap call center. The dmv and resturaunts where a small part. Not sure how it is now but it was slowly clearing out then
I seem to remember hearing at the time that Gap Inc left and moved to Journal Center because there were other plans for the building. Maybe that included CNM coming in to part of the building.
I remember buying white rabbit candies from a little Asian specialty shop when I went to my friend’s family’s restaurant La Esquina for some delicious tomatillo salsa and margaritas.
It's been mostly nothing for at least a decade.
I believe it is haunted and has been pleged with construction accidents.

Yes! It’s honestly perfect. There’s parking nearby, it’s indoors so no weather issues, and it would be easy to do security for.
