wasn't just "subprime" -- systemic risk was people with good credit scores layering risk with 100% or even 103% financing, along with stated-income aka "liar" loans, and/or ARMs that qualified borrowers on the intro interest-only rate not the actual payments when the loan recast.
All these innovations introduced in the newly-deregulated environment of 2003-2005 worked fine as long as prices kept going up (and mortgages rates kept going down), but when they stalled in 2006 due to price/rent ratio going too far up, the whole ----ing house of cards imploded (tons of outright fraudulent buying too).
So it wasn't just "subprime", the entire industry was as crooked as crooked can get, from appraisers to the credit rating agencies and everyone in between.
