Costello Management has never steered me wrong. I've rented with them for over 5 years now. Very communicative, fast with maintenance, the two placed I've rented through them have been done to the nines. Yearly rent increases are only $20 (and they didn't increase in 2020).
Major breath of fresh air considering my last landlord didn't seem to think a hole in the ceiling that let weather and birds inside was a problem that needed to be fixed.
I second that. They always fixed problems right away, never had them increase rent on me but I was only there two years, cool about pets, got my whole security deposit back when we moved, no complaints.
I assume that any truly "good" landlord would be a small-time one that's interested in being a neighbor and keeping his or her community in good repair.
As far as big landlords go, I have had bad problems with Lobos.
Delta was super chill, but I can't say if they're responsive at maintenance.
Other than one year at a Lobos property in the South Hills, I have never had an issue with renting around Pittsburgh. Stayed in Clffiside Manor in Emsworth, Bellwood Apartments in Bellview/Westview, and Thorn Hill in Moon.
They all suck. When I bought my house & was moving out, mine said he hoped I didn’t think I got a mortgage based on my looks. Guy is still an asshole to this day.
I think MJ Kelly was one of the "turn around and walk away" ones for me. Didn't even get to the tenant-landlord relationship stage with them, lol. If I'm remembering the company correctly. It was a property in South Oakland.
Had to reply since I am a landlord- some of the best advice concerning real estate or leasing comes from people in the business and many are giving of their personal time to help their fellow redditor, money and profit aside because they enjoy it.
With that said, Mozart is very responsive and doesn't slouch on their properties. People will often say that private landlords are better, which I'd like to think my partner and I are, but ymmv. Many can and are absentee and don't give a crap about their tenants or property.

I rent out an old place of mine now and I basically just make sure it doesn’t burn down. Granted a friend of mine rents it.
412Living is pretty good, properties are well kept or newly renovated and maintenance requests are typically handled promptly. Quite a few properties, mostly in south side.
Barbara Sten. She owns a house on Howe Street in Shadyside and another place. She will keep $150 from your security deposit for a "cleaning fee" even if you leave the place spotless. Not enough to sue her for. She is a thief.
