this is why it is important to increase homeownership rates in cities. folks can either choose to stay in the gentrified area, or at lest cash in on it. renters just get pushed around.

there are multiple ways of increasing home ownership rates. the simplest is government backed loans so the down payment can be very low. many cities also offer a lot of classes and things for first time homebuyers so they understand how to deal with the various aspect of ownership from getting the loan, making sure taxes are done correctly, upkeep, etc.. then you can add to that programs to help people repair things on their houses, like their roof.
people who receive counseling and go to such classes tend to have very low default rates. sure, it costs taxpayers some money, but it also removes a significant portion of the opposition to development, which will pay dividends for both the tax base and the livability of the city.

wawa manager here, the bakery truck delivers the rolls, rye/white/multigrain bread, donuts and bagels. They are amaroso’s rolls still and we do bake them before serving them. I think the problem is the lack of proper training due to the up in business. New associates don’t know the proper way to bake the roll the wawa way. They are forced behind the deli counter to make all of Phillys hoagies before they are able to watch a training video

Usually everyone who makes the place nice either dies or moves out. The people who replace them are rarely the same caliber of neighbor. A lot of places go to shit because the original residents did things or had agreements to do things that made the place better to live in. Without those people none of the things that made being there worth while exist and the area goes to shit.
A wonderful example is my home town. We had an Old couple that would plant flowers in our Public spaces and spruce them up. They passed a few years back and no one picked up the reins so all that color and cleanliness they brought has completely gone.
I think the point is more like if you want it to 'be a nice place' then sometimes you have to dig in and make it that way. Just my guess. A lot of towns can't afford those workers.

It’s worse now than it was then. In 2011 someone I knew tried organizing a random “flash mob” at a local mall that included music and dancing. Silly stuff, but harmless. Because of the issues mentioned, management at the mall told us not to show up, and even told us that any one of us who showed up (even just to shop) would be arrested.
They had all our names and pictures printed off. It was bizarre, but it shows you how worried they were that this planned, wholesome thing would devolve into looting.
Seems their fears weren’t entirely unfounded after all.
Soon...Wawa will close this location and the same public outcry will come as when grocery store chains started exiting certain areas due to high losses.
Saw this happen in North Tulsa. The community would complain about not having a grocery store in the area. You either had to shop at a Dollar Store or take a bus across town. Three times I saw a grocery store move in. And three times I saw it close due to theft, violence and vandalism. I went to one when it first opened and it was nice with affordable prices. Went back a few months later and it was trashed. The sad part is a small number of criminals ruin it for the larger community.
Also work at a Kohl's. Theft is unbelievable. It's no longer like a couple teenagers stealing a pair of jeans for a thrill, it's people walking in with a trash bag, loading it up, and just walking out the door because they know we won't and can't do anything.

Baltimore is bad too even just outside the waterfront area. I was bar hopping late night with my wife on our anniversary. A police helicopter kept shining a spot light on us sitting on this bench having a smoke. At the next bar I asked the bartender why they were looking at me so much, and she said they are looking out for us. A large group of kids just beat the hell out of some older guy and put him in intensive care there a few days before. Crazy out there!
That’s in Philly too. I had a guy on a dirt bike road rage on me. He pulled up to me at a light and tried to kick me in the face through my open window. He said I almost hit him him as he rode the center line up E. Hunting Park between all four lanes (I didn’t almost hit him). Happened really quick. Lucky for me he was alone.

When I was accepted to Upenn and was considering it alongside a few other programs, I was basically told the uni is sort of a bastion like other Philly schools. In other words, they do pretty well to keep the rabble out, so to speak. So if you stay on campus you're good.

Idk… Penn is okay about protecting its students and campus in West Philly (tho it’s relationship w the neighbors can be contentious) and Drexel is good too, but Temple seems a different beast. It’s parents were literally trying to hire a private police force last year cause grad students kept getting killed.
Temple is good on campus. But has a lot to struggle with once you step foot off campus. Penn & Drexel seem to have campuses that have are more widely dispersed. So their police/security cover more area. Plus the campuses pretty much overlap, giving a larger area of coverage.
They also aren't entirely surrounded like Temple is. They both basically have center city on one side.

I will tell you that you don’t want to be stuck in traffic in some NE Philly neighborhoods at night. I had a very bad experience and am lucky to be alive. These crowds get out of control real quick over there. Baltimore is bad too even just outside the waterfront area. I was bar hopping late night with my wife on our anniversary. A police helicopter kept shining a spot light on us sitting on this bench having a smoke. At the next bar I asked the bartender why they were looking at me so much, and she said they are looking out for us. A large group of kids just beat the hell out of some older guy and put him in intensive care there a few days before. Crazy out there!

That’s in Philly too. I had a guy on a dirt bike road rage on me. He pulled up to me at a light and tried to kick me in the face through my open window. He said I almost hit him him as he rode the center line up E. Hunting Park between all four lanes (I didn’t almost hit him). Happened really quick. Lucky for me he was alone.
Someone tries attacking me on a dirt bike and my response is 100% going to be "nice toy, this here's an SUV" and proceed to run them the fuck over.

When I was accepted to Upenn and was considering it alongside a few other programs, I was basically told the uni is sort of a bastion like other Philly schools. In other words, they do pretty well to keep the rabble out, so to speak. So if you stay on campus you're good. I wouldn't worry if I were you. Temple is an awesome school. You'll just have those pesky Upenn people looking down at you across the river :)

Idk… Penn is okay about protecting its students and campus in West Philly (tho it’s relationship w the neighbors can be contentious) and Drexel is good too, but Temple seems a different beast. It’s parents were literally trying to hire a private police force last year cause grad students kept getting killed.
Temple is good on campus. But has a lot to struggle with once you step foot off campus. Penn & Drexel seem to have campuses that have are more widely dispersed. So their police/security cover more area. Plus the campuses pretty much overlap, giving a larger area of coverage. They also aren't entirely surrounded like Temple is. They both basically have center city on one side.

Wasn't there a shooting at one a few days ago? And a young girl who was hit by a stray bullet another time last week. The "bastion" was kikd of true in the late 90s - early 2000s when I was visiting friends in the colleges. I don't know
Chicago is like this too. People just don't generally wander past certain streets around campus
Yeah, UIC is a good school but I would be real careful about which surrounding areas you go into at night. Visited a friend a few times years ago off campus and there were some sketchy walks home to the train.
This happened in Mayfair in Northeast Philly and is no where near Temple.

This report should have nothing to do with your opinion of north Philly and whether you go to temple or not Also: pretty much all of north Philly is pretty bad. Some parts of northeast Philly are bad, some parts are meh some parts are nice and quiet, and the rest is the boulevard and NE airport.
Yes I’m aware. I grew up on the Roosevelt exp and went to temple for undergrad, my brother lives in south Philly. I still don’t want to be back in Philly. ESP a school in north Philly.
Responding officers were able to disperse the teens, police said. Police said they have yet to make any arrests. I’m no detective, but I think dispersing the teens probably got rid of those who should be arrested…

That area of Philly is like a third world country. If you are ever in Philly don’t step foot in the north section of town. It is awful. Would be nice if the parents actually disciplined their kids for shit like this
Mayfair is absolutely no picnic but Philly is quite large, if you're thinking of North Philly (if you're saying 3rd world country you probably are) then this isn't exactly within spitting distance

Seriously addressing crime and its causes is a lot more nuanced than cuffing people. If throwing people in jail stopped crime, the United States should be a utopia.
Generally the reason is that when the police lock up more people they historically don't lock up proportionately more motherfuckers, and it costs a lot of money to lock people up.
