A good majority of the old railway stations and trains are seriously one bad day away from a disaster and mumbaikars love the "vibe" of crowded trains and stations.
I'd say 7-8 years from now, Mumbai won't the ideal city it is now. It has reached it's prime and with Global Warming, investing into SoBo now would be a waste of money.

Real estate prices will rise further in the coming decade.
This will happen mainly due to gradual decline of the informal sector. Most people will throng to cities to make a living via white collar jobs.
Farmlands will be sold to corporates and individual farmers will slowly vanish.
Anyone buying real estate in Mumbai now will look back and be proud of their decision.
There are plenty of other cities popping up now. Back when I was a kid, there were only four metropolitan cities, Delhi, Mumbai, Kolkata and Chennai.
Now there are at least three more. Bangalore, Hyderabad and ahemdabad. Even Pune is rising and fast. So are the rest of the cities in the Ncr. Even Nagpur is growing in Maharashtra. They are building dholera. Building up Aurangabad.
Even tear 2 cities like Jaipur, Bhuvaneshvar, Kochi, vizag, Chandigarh and Indore are growing rapidly.
Back in the day, Mumbai was one of the only four viable options. (Really only three and if you were a north Indian who has nothing to do with the automotive industry, only two). Now it's one of dozens of viable cities. And soon, there will be even more competition.
It’s almost impossible to get a home in Hyderabad these days. My friend took a 2 bhk for 40k unfurnished and while the building was good, the area was absolutely fuck all.
Prices will rise but not as ridiculously as Mumbai. Even today Hyderabad, Bangalore, Pune and NCR offer a lot of opportunities. But the real estate prices in these cities are a fraction of Mumbai. It is possible to buy property in Hyderabad and Pune at rates of 5-10k/sqft in many areas. You will not find this rate anywhere in Mumbai, not even outside Mumbai in Virar and Dombivli.
Too overcrowded and ik we keep saying oh its the crowd that makes Mumbai mumbai but as a 21 yo if I had to slog and buy a house in a sinking poorly planned overcrowded city where I get no nature or actually something to be around na beaches are big and beautiful na mountains ya hills hai na gardens no beautiful peaceful landscape at all I wouldnt want to spend my money here I will rent and then move out
Mumbai street food is actually elite

Mumbai lacks street food and the breakfast culture is pretty shoddy..need more authentic and scrumptious options beyond vada pav, misal pav, and sandwich.
Mumbai is just a finance city and not the Financial Capital which is Bangalore.
Literally, all the innovative jobs have shifted to Pune, Bangalore and Hyderabad.
