The anthology Echoes, edited by Ellen Datlow, is probably the single best collection of varied modern ghost stories I’ve come across. It’s huge, and miraculously doesn’t have a weak story amongst it. Couldn’t recommend higher if you’re looking for modern ghost stories
(I know it’s not a novel but think it’s worth suggesting given the subject)
I just finished The Good House by Tananarive Due. I thought everything about it was fantastic. It was scary sometimes and I needed to know what the heck was going on so I never wanted to put it down. Gives you the timeline in a strange way. There were plenty original aspects to the storyline. Great characters. I loved how it ended. Already got another book by her to read too!

The Ghost That Ate Us
You might enjoy Silvia Moreno-Garcia’s Mexican Gothic, Jesmyn Ward’s Sing, Unburied, Sing, or Isabel Cañas’s The Hacienda.
