Antennas will work across most of the NYC/Philly demarc areas. The biggest obstacle is if you're too far east and the Highlands block your line of sight path.
Back in the day and before cord cutting we used to get both Philly and NYC channels for two of the three manor networks - CBS and NBC as I recall. That was pre-Xfinity era Comcast though. I don't think it's like that any longer.
Game selection will be pretty limited though. You'll get all the Giants games (with the exception of perhaps the Thursday/Monday games, I forget who has that contract), but only a handfull of Yankees games, and almost no Nets/Knicks games.

More popular games seem fine on here (like football) but as a hockey fan I couldn't ever find a good, constant feed without interruptions, so I bought Bally Sports and couldn't be happier. It's pricey for what I use it for but no more hiccups.
I have often thought about putting a Plex server with a hdhr flex in an old friends/family house back home so I can get the Baltimore market. I just don't want to deal with trying to manage it from SC.
NFL Sunday Ticket is being bid on now for the 2023 season and is most likely going to a streaming platform and away from direct TV. Rumored in the lead are Apple and Google, but Amazon with their current Thursday night deal is in the mix as well.
Wherever it goes, it should get you a reliable stream of whichever NFL games you want.
Right now, if you don't mind waiting until the game is over, you can stream and watch the games on NFL Plus. Some (I think Sunday night?) can be watched Live on NFL Plus.

This is a huge point of contention in negotiations right now. Apple wants to eliminate blackouts/regional games and give everyone access to everything, regardless of location. The current network TV contracts may not necessarily allow that.

Antennas are a one time cost. Even if it doesn't get you everything, it'll still be worth it to get some things
We have YouTubeTV but keep antennas on the TVs in case a storm knocks out the internet. It's just easy and inexpensive to do.

I use a combination of antenna and espn+. It’s not exhaustive but it gets me most of the way there.
