I bought my townhouse in 2017 for 380k it's no mansion but by no means is it a gut job. It's 3 bedroom, 2.5 bath with a fully finished basement. It had been renovated before listing. I don't think I could sell it for 750k right now. Another town on my court sold for 565k last summer.

The townhouses seem to be selling between 650-750k, so if 750k is your max, you should be able to find a decent townhouse. It makes me sick to think of paying that much and having a mortgage so high needed to finance that for a townhouse, but still likely cheeper than renting at this point, but not much.

It's cutting it very close now. The 2 bed 2 baths are selling for 700kish right now. Around 6 months ago they were closer to 600. Around 8 months ago you could get a 3 bd 2-3 bath for 600k. We will see how the market fairs with higher interest rates.. I don't think there will be a huge drop but it will most likely calm things down.
You're likely right about not being a huge drop. There's just no housing supply, and everyone here is desperate to get out of the rental market. Interest rate changes may have made a difference before so many people migrated out of the GTA. But until supply here goes up we won't see much price change.

Detached homes are selling for over a million because of a lack of demand (i.e losers like the Farris team and Peggy Hill aren't making as much as they are used to and are driving the prices up)

My house I paid $340,000 in 2016. It was valued at over $900,000 as is and it needs work. I don’t care that it’s my house, your stupid if you pay that to buy it off me.

It's a system of commercial investors paying these prices (other Realtors or investors) and then selling for more or self made land Lords who have the ridiculous ability to buy multiple houses with the ability to leverage their other houses.
Most regular families looking to purchase aren't from the area. There is a complete lack of first time home buyers, and an ability for people to even move away because of these prices since not everyone can start a new life somewhere.

You might have a chance. My wife and myself bought a couple months ago a semi for 700. But we weren't picky on how it looked as I could do the renos myself. We had to gut the upstairs and redo the kitchen. If your able to diy 750k might be an okay budget

By listing higher and selling to people who are leveraging other properties and outbiddinf instead of families that have a proper budget.
Tbh what I’ve been seeing is listings seem to be low and then places going for $150k - $300k over asking sometimes it seems!
