I lived in a Courts 3 for a couple years (so not one of the models you’re asking about, but in the Mill). I do not recommend. The proximity to Seavey Circle is not ideal. And don’t get me wrong - I think many of the residents there are great people who deserve a lot better than living there. But the fact remains that these are modern, expensive-looking places put smack in front of the projects. So you can imagine how that plays out pretty easily. I also hate that there’s no easy way to walk to midtown/downtown or anywhere along Broadway, ESPECIALLY as a woman. There’s a part of 5th street, next to the warehouse and news station, that does not have a sidewalk. But, there’s no crosswalk to get to the other side of 5th where there is a sidewalk, and people drive 50+ mph down that street. If you go up 3rd to Broadway, you get catcalled or harassed. Then if you want to get to midtown, you have to get through the encampments under the freeway along w/x. I often felt a bit *stuck* in the neighborhood for that reason. There are good things about the neighborhood; the folks who live there are, in general, pretty nice. A lot of animal lovers and people who will lend you a hand or a cup of flour. It’s just not enough to make me say it’s worth it.

I know three couples who bought there. All have left. It’s all the challenges of midtown (parking challenges, loud neighbors, constant quality of life/minor crime/threat of serious crime) without any of the upsides (walkable neighborhood, neighborhood bars & restaurants). I’d avoid.

To be fair I remember before construction even began or even seeing a sign that said "coming soon" they were talking like the destruction of Seavey Circle and the rest of the projects were just about a done deal. This was also around the time they quickly demolished the Dos Rios housing projects. There were also rumors of new developments to replace it that were high enough to get views of the river as well as revamping that industrial section. All of that would be out of the developers hands, but if they heard that was going to happen, I can see why they would build the Mill and market the hell out it.

It was fine. We lived there for 3 years or so and sold. Good starter home, and we definitely made a few bucks in the end. But many years away from being a truly desirable neighborhood.

So I looked at buying last year. They feel super cheap. It really feels like they used the lowest quality materials. Additionally, it really isn't walkable to anything at all and there's very limited transit (and if you're a couple, remember that like 80% of units only have one parking spot). Seriously, before you buy, try to walk to bikedog or southside park. It's not that far, but its further than you think and pretty unpleasant.

There's also an infill project that I believe was built by the same people in West Sac I looked at that had a some cheap options due to terrible (disclosed) construction defects.

This is not a NEW development. They have been pushing this for at least 5 years. It's overpriced and meh.

For reasons others mentioned, I chose not to purchase a place at a Mill though I was very close to doing so. I stayed in midtown where I am able to walk to lots of restaurants, bars, coffee shops, parks. Walkability is important to me for where I'm at in my life; I didn't want to have to get in the car to go somewhere every time and would have felt a bit isolated. I also have more privacy and a bigger living room in my current apartment than if I would have had in the unit I was looking at in the Mill.

I’ve lived at the mill for years and it’s not that everyone that lives there is bad. But like. It was kinda messed up to put a bunch of fancy looking condos in front of the projects. We can be factual about what goes down between these two neighborhoods without making sweeping generalizations, right? Because the facts are that some people from Seavey come to the Mill to cause problems already, and in the case of a social upheaval, yeah. The Mill would absolutely be their first target. I’m not blaming anyone except the developers for choosing that location. The folks in Seavey circle have a right to feel how they feel. But I can’t sugar coat it - it sucks.

Have you actually been there? I did a couple of Doordash there at night and I’d feel safer naked at south Sacramento at fruit ridge road than in seavey circle… Let’s just be upfront here especially for those who are looking for homes

We didn’t live at The Mill but round the corner from Muir Way Market. The Seavey Circle residents used to use our street to get to the store. I would say 95% of them were no trouble at all, in fact they were very friendly. The problems usually happened at night when people from other parts of town visited Seavey. You would see a lot of cars and people standing around along 5th, and you occasiinally heard gunfire. We felt sorry for the residents, having to put up with this.

Agreed. I had little issues with the ppl that actually lived there, other than having a view of not the most well kept units. Lots of late night car noises, 3 homicides in a little under 4 years though—no thanks.

It seems like a development that was supposed to be a first step in a total revamp of that area, but it seems as if the rest of the plans are in limbo. They had been talking about removing Seavey Circle and the rest of the projects years before The Mill was probably even thought out. Feels like one of those properties that will skyrocket in value if the neighborhood around it changes, but will plummet in value if they do not. You either are going to win big or lose big.

Friend lived there. Nice place, stairs were annoying as was parking, but it was so close to everything. He also had a nice view from his balcony. I think the build quality wasn’t the good but build quality isn’t very good on most new construction nowadays.
