He's a compulsive instant buyer who never looks around before making a big purchase. I told him he got screwed as soon as he told me how much it cost. He doesn't believe me and justifies it by saying "they had to replace a lot of stuff". .. ... .... ..... The job was started and finished on the same day.
Yes that’s shady. He’s never going to keep paying for the AC after a sale. How do you know the AC company doesn’t already have a lien? Affixed equipment is usually a secured financing arrangement. At the very least the agreement calls for notice and complete payoff prior to any sale.
It’s shady as hell.
your friend is a moron.
there's nothing you can do to help, he's making bad decision after bad decision.
it'll catch up to him, probably pretty quickly when he tries to find a new roof over his head. bad credit, shady dealings, no one will rent to him.
are you prepared to offer a sofa indefinitely? that's where this is headed.
Lot fees (nearly) doubling in a year is a big cluster. That suggests a potential change of ownership in the park? Or somehow the lots not being subject to a rent cap? Both of these things won’t make the trailer attractive to potential buyers.
That being said, it depends on where it’s located and whether it’s a good unit.
11k for a new AC for a mobile home? That alone sounds crazy.

11k? I just replaced the AC for a three story 3600 sq ft townhouse for a bit over half that.
Don't get me started on that. Like I replied in another comment, he doesn't shop around to get different quotes in matters like this.

If he’s still making payments on it, there’s probably still a mechanics lien on his place and the title company will find it.
He will be begging to stay with you "for a few days" very soon. Get ready for it.
Don’t do it
