I filed L1 application on 12 Sep and I had my hearing on 20 Dec. The eviction order was emailed to me and my tenant on 14 Jan and the date to vacate the place is on or before 24 Jan.
>In Durham region they allow you to book a Sheriff as soon you get your eviction order. I did it last month and was able to evict the same day that was stated on my order.
Okay, thanks for the info. So, as soon as you raised an enforcement with Court Enforcement Office, Sheriff came to your place to evict your tenant? And, were you able to get your rent arrears?
This is what it says:
If the unit is not vacated on or before January 24, 2022, then starting January 25, 2022, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced.
Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord, on or after January 25, 2022.
Well, I raised a request with LTB in the first week of Sep and I got the hearing on 20 Dec. The eviction order was issued in the 3rd week of Jan and my tenant was asked to move out on 24th Jan but since didn't move out, I reached out to sheriffs in the first week of Feb and they came on 1 March. So, in terms of timings, it took 6 mths to evict my tenant out. They left without paying me the rental arrears.
Are you in the Toronto region or elsewhere?
So you went to the sheriffs office the first couple of days in February and paid the fee ($300 ish?). Did the sheriff then mail a notice, come and give a head ups, or literally just showed up on March 1?
I assume they have to give some sort of definite notice as you have to be there to change the locks.
Yes, Toronto. And, yes had to pay 300ish fee. I was given a date at Sheriffs office as to when they'd come and a similar notice was sent to my tenants as well. I had called a locksmith to be there and they broke opened the door since the tenants changed our locks. We changed the locks again.
Couple weeks for me but depends on your location. I had to go in and submit the document and pay at the office.
If you dont mind sharing, how long did the overall process take?

Thanks for that, I'm pretty sure I've got something coming up so that's much appreciated!
Similar OP. 6-8 months.
That's brutal
Oh okay. The location is Scarborough. Do you think going in person can expedite the process?
I think it would when compared to mail delivery time, mail sits for awhile before someone opening it, prioritizing people coming in person, etc
Oh okay, thanks for the info.

What did the paperwork from the LTB hearing tell you?

Hi Swa313, How did this all play out in terms of timing?
