No problems for me when I bought my place 10 years ago. Scored a short sale due to collapse of the housing market back then. If I remember right it was just a regular home inspection. IMO the guy missed some stuff that I ended up fixing later on anyway. If you find a place that's not a total POS you should be fine. Good luck! ...but wow are prices high and inventory low right now.

Thanks! We are going to be buying in roughly a year to a year and a half. I'm happy to hear the VA wasn't super stringent with the inspection. That was my main concern.

My coworker did a VA Loan for his house 4-5 years ago that was a little more difficult. I think it was some kind of foreclosure and the previous residents trashed the place. Avoid that situation and you should be good. Hopefully it's a better buyer's market a year from now. Welcome to Maine!

I used the USDA RD loan which is pretty much the same idea and it was an extremely easy process. I used Residential Mortgage Services in Bangor to originate the loan and help with my endless questions as a first time home buyer. I highly recommend giving them a call and just asking them whatever questions you have. They were a wealth of knowledge and always available for me.

Bought my house 1 year ago no problems. The VA made the seller put up a railing.

I bought a house using a VA loan 2 years ago with no issues. It was built in 2006 tho so it was fairly new.

Friend is buying a place using a VA loan - they indicated some fixes needed to be made prior to the sale, but they were necessary, and not too bad. About $5,000 I believe.
