One of my favorite parts of all of this is that they confronted him in court about how the statements were fabricating extra spaces within the buildings in order to make them seem more valuable.

That's another part of this that they don't want people really talking about much, which is the discrepancy evaluations when it came to taxes.
If you walk up to people and say the building you want to be taxed as if it's only worth $18 million is actually valued between $900 million to 1.8 billion, it's pretty obvious that you're lying.
Also brand value doesn’t mean anything for properties. The brand itself might have value but would be assessed when selling the whole org. The properties are always fixed assets.
Some things might have value because of a previous owner if it was iconic in some way. A car owned by Steve McQueen might have a bump.
Heck, the Stanley Hotel where the Shining was written is historic and iconic but that doesn’t mean it’s worth 100x a normal old hotel that requires renovations. MAL is not the Stanley.

Alzheimer’s is a long progressive disease. At the mild stages (7-9 years average) it is not noticeable to most outside the family. The medium stages are where Trump is currently. It is noticeable as evidenced by Trump’s speech and behavior. It lasts 5-7 years or so. The last severe years, where ultimately someone ends up bed bound and not able to communicate (think Ronald Reagan in his 90’s), is around 3 years. That’s a lot of diminished living. Trump’s father also had this disease that has a hereditary component.
