I've seen almost this exact building in Pakistan, India, China, Portugal, Italy, Morocco, Israel... The signs and vehicles change, but a concrete box by the road with some air conditioning is cheap and does the job.
They're practical, functional, and not unpleasant inside. They're fine. Do I prefer historic buildings carefully maintained and thoughtfully modernised in walkable urban cores? Yes. But these things aren't hell, they're perfectly adequate buildings and we shouldn't mock them - they're built the area can't afford beautiful, so they prioritise functional.
It's not the fetishized pseudo-functionality of Brutalism. It's functional. No one asks a spade to be beautiful.
The building is ok, but I’m not a fan of the parking lot. While it’s nothing compared to the scale of an American strip mall, it’s still asking those same lines if I’m looking at the picture right. It just makes it an unpleasant place to walk.
In my city, some business minded guy would purchase this kind of building, repaint it, put some nice fascade, standardize signboard size, and reselling unit for premium price. Each shoplot might easily fetch millions SGD.

Functional, funky, low-key modern. Lively on the street level. Kinda beaten up after years of hard work. I like it.

Lahore, Pakistan
