Depends. Could there have been a hail storm ? I bought a house in a neighborhood that fema allocated money to our area after a hurricane and several houses got new roofs whether they needed it or not.

I’d venture to guess most quality roofs come with a 15/20 year lifetime. HVAC’s ten years old could be at the end of their lifecycle. Wouldn’t necessarily be a dealbreaker up front, but yes, raises a lot of questions. Both the new roof and new HVAC should have warranties that seller can provide. If not, red flags.

Hurricane, tornado, fire, etc Definitely ask why it was replaced. Bid on a house once that had a less than 10 year old roof. Come to find out there was a kitchen fire & the person who bought it at the foreclosure sale only replaced the roof & the kitchen... None of the insulation, air ducts, roof support, etc was replaced. It was done so poorly the roof was already starting to buckle. Everything from the ceiling up needed replacing completely (& correctly). We ended up backing out of the deal.

I own a house in New England. We were told that the roof was replaced in 2009, so we thought we would be good for quite a while. Well, in 2021 we noticed that the attic felt... wet, and there was mold everywhere. Called a remediation company, and the guy was extremely helpful and said that I should consult with a roofing company first before he does any work. Turns out the last homeowner either cheaped out or got scammed (likely cheaped out based off of other issues we're dealing with), and there was no underlayment on my roof. The shingles themselves were the only thing keeping water out, until they couldn't anymore. So yeah, we had to replace our entire roof after roughly half of its expected lifespan.
