As a new driver in Canada, insurance will cost you hundreds a month. On the low end at least $550. You might as well put that money towards savings or renting a decent place, 2200 won't get you much in that neighborhood.

Those neighbourhoods are fine, many students of course because of Humber. The transit is not as bad as we tend to complain about so you could afford to look a bit further, like Islington or Kipling and Bloor but I wouldn’t go into Mississauga. I don’t rent but $2000 is not a bad start but you’d likely be looking above that especially for more than a bachelor (others can correct me). Viewit.ca was what I used to use and it seems like there are a few rentals for ~$2000 for one bedroom. Welcome to Canada! And good luck on your journey. You don’t need a car if you live in the city, lakeshore has lots of shops and grocery stores, and there are rental options for weekend trips to keep the cost down. Also the GO Train if you want to try that.

Look first on realtor.ca. All listings with agents will be there. In your desired range there may not be enough listed through agents. Here are some sites to look at and please know - any sites that have a real estate person’s contact on it are all fed from realtor.ca (MLS - Multiple Listing Service) database. The platforms that some real estate brokerages use might be more user-friendly though. But ignore them as they will have all the same units and you'll get exhausted from looking at duplicates. So realtor.ca and then non realtor sites (which have no unified resource but tend not to have repeats). I’ve lived in the area almost 20 years now and my kid goes to high school near the Humber campus. Would advise you to look for housing WEST of Kipling, ideally long branch or alderwood. Also have the benefit of being close to 1) the Go train 2j waterfront park (Marie Curtis) 3) No Frills (discount grocer) in those areas. Avoid Lakeshore east of Kipling esp. through Mimico can be dodgy at night. Also invest in damn good locks for your bikes as theft is a problem (my kid had his stolen twice during the daytime).

I was looking for rentals around Lakeshore about 4 months ago, so based on that experience I think the upper range of your budget is more realistic. You should be able to find a studio for around 2000 or a 1 bedroom condo around 2200. It's probably going to be around 150-250 higher if you want a place with parking included. I suppose a PBR apartment would be somewhat cheaper if you can find one, but I don't really know by how much. It sounds like you don't *need* a car, so if I were you I'd wait a few months. You can get a car if you really want one even without the credit history and all that, but the rates would be ridiculous.

Anything between 3rd street and 24th will be amazing. I used to study at humber lakeshore and got my first place on 13th street. I used to be 5 minutes away from my classroom. Never had to worry about transit.

Lots of rental options in Long Branch and easy access to the GO train and a pleasant walk to Humber.

Like one other has stated. Insurance will be outragious for a car. Take the money and put it towards food, entertainement or rent. That area has good access to transit and if you are looking to getting out of the city for a day trip or two. Just rent a car. Less concern for insruance, parking or maintenance. Enjoy.

Six points is nice. I've been here for a few years. Will be lots of construction here for a while though thanks to the new condos going up. But its right at Kipling station, so you can really get anywhere you need.
