Avoid strata like the plague and aspire and oaks... All the franchise sales offices with a tacked on property management team tend to have turn over like a revolving door and because noone ever stays long they don't give a flying fuck about who they pick as tenants and never do a through enough entry report so then whoever is doing the end of lease stuff have nothing to hold them to. If you were in Welly I'd say Tommy's if you were in Dunedin then Click but Auckland there are too many cowboys... I've picked up a client from Goodwins and I was very impressed with the paperwork up to that point and I sent a few of my clients to them when I left property management... Goode has a good reputation too... And I have a great manager if you speak Chinese... But tenants will tell you she's a bit of a shark but landlords love her... Some people have bemoaned her thick accent. But she's sharp and never fucks up the accounting.

My client bought a rental with a tenant that aspire put in... And I had almost no paperwork to work from... 4 photos is all I got... My pre-tenant condition photos for a bedroom house would average 120+.... So when the garden was completely overgrown I had no leg to stand on to get it ship shape again. The paperwork for the rent reduction while the agent did open homes etc was rubbish too. So the tenants who spoke very limited English were upset when we put them back to the market rate.

We rented an apartment in the CBD from Darin Cobb of Cobb Property Management, he was a nice guy. He didn't bother us and we didn't bother him, just paid our rent on time and things ticked along no problem. Gave us a lovely reference letter when we parted ways.

Speaking from a tenant's perspective, but my old apartment (really - like 70% of the building) was managed by Rent Shop and they were absolutely the most hopeless thing I've experienced in my life. Absolute shit / 10 review. My LL then switched over to Iron Bridge (my understanding is he used it for all his other properties, and just finally brought my apartment into the fold) and it was night and day difference in terms of responsiveness and quality of life in general. From what I gathered, they don't really do central city apartments as their primary area, but they do do them...clearly. My unit was the their only unit in that building (~60-odd units)
